Yes. When booking via Vrbo, their standard deposit and payment terms apply. For direct bookings, we typically require a 25% deposit to secure your dates, with the balance due 8 weeks before arrival.

Bookings made through Vrbo are subject to the cancellation policy shown on our listing at the time of booking — please check the Vrbo listing for the exact terms before confirming. We strongly recommend taking out travel insurance for additional peace of mind.

Check-in is from 4:00 pm and check-out is by 10:00 am. Early check-in or late check-out may be available depending on the schedule — please ask in advance and we'll do our best to accommodate you.

The villa has a digital door lock. We'll send you a unique access code and full arrival instructions before your trip so you can let yourself in at any time — no need to meet us in person unless you'd like to.

Yes — there is a private driveway with space for up to 2 vehicles. Please note that boats, trailers, and RVs may not be parked on the property. A hire car is strongly recommended for getting around Central Florida.

The villa sleeps up to 6 guests across 3 bedrooms: 1 king, 1 queen, and 1 twin room. A cot is always available for infants at no extra charge.

Yes! Pool heating is available at an additional charge. Florida pools can feel cool in winter months (November–February), so heating is especially recommended if you're visiting during those months. Please ask for current pricing when booking.

Yes — full central air conditioning is installed throughout the villa. Florida summers can be very hot and humid, so we recommend keeping windows closed and the A/C running for comfort.

Yes, high-speed WiFi is available throughout the villa and included in the price at no extra charge. We'll provide the password in your arrival information.

The villa has a selection of board games available for guests to enjoy — great for family evenings in.

Yes — fresh bed linens, bath towels, and pool towels are all provided. A washer and dryer are also available in the villa.

Unfortunately pets are not permitted at the villa. This is to protect the villa and ensure it stays in excellent condition for all guests.

Smoking is strictly not permitted inside the villa. Guests who wish to smoke must do so outside the screened enclosure. Any evidence of indoor smoking will result in forfeiture of the security deposit.

The villa is designed for family holidays. Small gatherings are fine, but large parties or events are not permitted. We ask all guests to be respectful of neighbours and to keep noise to a reasonable level, especially after 10 pm.

Accidental damage happens — please just let us know immediately. A security deposit is held at the time of booking and returned within 7 days of departure, less any costs for damage beyond normal wear and tear.

We strongly recommend hiring a car. The villa is in a residential area and public transport options are limited. A hire car gives you total flexibility to visit the theme parks, beaches, shopping, and restaurants at your own pace. MCO airport has all major hire car companies.

Yes — there are several supermarkets within a 10-minute drive, including Walmart Supercenter, Publix, and a Winn-Dixie. We recommend a grocery run on arrival day before settling in.

Florida is a year-round destination. January to April offers warm, dry weather and shorter park queues — it's our personal favourite. June to August is peak season: school holidays, hot weather, and busier parks. October to December brings Halloween and Christmas events at Disney and Universal.
